Transforming Your Garage

from: Maxx Home Guides

One of the major concerns when converting a garage from is usual usage as a place to park the car, the warmth of the floor. Regardless of whether you're transforming your garage into a comfortable home office, or a workout gym, or a games room, you'll need to make some improvements to the flooring.

Since most garages have uninsulated concrete floors, you need to focus on ways to make it warmer and more resilient. Furring up the floor with wood and plywood will allow you to accomplish achieving both warmth and resilients. However, it's best to use pressure-treated wood or protect the wood in contact with the concrete by setting down a layer of felt paper between the wood and the concrete.

Start by measuring and determining how much you'll raise up the floor. Garage floors usually have some slope from the back wall to the garage door wall to allow water runoff. To turn this into a level floor, you'll need to adjust the joists. If you're placing the joists perpendicular to the slope in the floor, each one will require being ripped down or shimmed up. If the joists are parallel to the slope, you could rip them on a taper or use shims to level them out.

Once you've completed remodeling the floors, your should examine your walls. You'll likely be surprised to discover that the walls of your garage aren't even with the foundation they're on. They could be set back from the foundation or possibly overhang it in other areas. There's only one way to solve these problems: you'll need to choose a lumber size deep enough to extend the framing past the concrete.

You need to notch each end of the furring strip and attach one strip to the face of each wall stud, which results in an even wall that totally hides the foundation. This also makes it deep enough for R-21 wall insulation, the most common code requirement.

You may find that when you're remodeling the walls and the floor, a number of obstructions could appear. This includes obstructions such as pipes, ducts, wires and other impediments to a smooth wall. To deal with small obstructions, such as wires or small pipes, you'll have to adjust the furring strips enough to accommodate them. For larger obstructions, the best solution is to box around them. However, if the obstruction is a water heater or something you'll need to access from time to time, just frame it in and enclose it on three sides and use a removable access panel for the fourth side.

Don't forget that you may have to acquire a building permit before you proceed with your garage transformation. These methods are mainly for guidance since all garages are different and there will be adjustments to these methods or materials depending on the specific details of your garage.
